Commercial Property Sourcing & Delivery Manager

Deal Flow + Client Delivery (Offer → Settlement)

Calling all Commercial Property Managers & Leasing Agents— come over to the buyers’ side.

If you love commercial property, understand leases/outgoings like second nature, and take pride in running a tight process — but you’re over the noise of day-to-day property management — this is your move.

At Wealth Space, you’ll be the engine behind our senior buyers agents. You’ll source high-quality commercial opportunities, pressure-test them with preliminary due diligence, help shortlist the best deals — and then once an offer is accepted, you’ll own the client delivery journey through to settlement.

This is not a sales role.
You won’t be pitching for business or negotiating deals. Our senior buyers agents handle strategy, client advice, and negotiation. You handle deal flow + delivery — and you’ll be measured by one simple outcome: our client settles.

The Role Snapshot

You’ll sit in the middle of two critical functions:

1) Property Sourcing (primary focus)

  • Build and maintain strong agent relationships (phone-heavy, relationship-driven)
  • Source on-market and off-market opportunities aligned to active client briefs
  • Use our internal database + tools (including AI outputs we provide) to identify leads and opportunities
    (no specialist AI knowledge required — we build it, you operate it)
  • Triage opportunities quickly and clearly: is this worth pursuing, or not?

2) Client Delivery (accepted offer → settlement)

  • Take over once an offer is accepted and manage the contract process end-to-end
  • Keep the client experience calm, clear and momentum-driven
  • Coordinate key stakeholders (solicitor, broker, valuers, building/pest, strata, insurers, property manager, etc.)
  • Track conditions, dates, deliverables, risks and decisions — ensuring a clean settlement outcome

What You’ll Actually Do (Day-to-Day)

Sourcing + Deal Shortlisting

  • Speak with agents daily and stay across deal flow in our target markets
  • Review IMs, leases, outgoings, rent schedules, WALE, options, incentives, and expiry profiles
  • Run preliminary checks (location fundamentals, tenancy risk, lease structure, comparable evidence, yield logic)
  • Prepare internal deal summaries and shortlists for senior buyers agents to present

Preliminary Due Diligence (before deep dive)

  • Identify red flags early (lease risk, vacancy risk, unusual outgoings, capex traps, poor tenancy profile, inflated rents, make-good risks, etc.)
  • Request missing info and ask the right questions (like a great PM would)
  • Keep the pipeline clean: fewer maybes, more quality

Contract-to-Settlement Delivery

  • Own the checklist and timeline from accepted offer to settlement
  • Keep clients and stakeholders informed and moving
  • Escalate risks early and keep documentation organised
  • Ensure nothing drops — the goal is simple: our client settles

  • A consistent flow of quality commercial opportunities brought to the table
  • Faster shortlisting and cleaner deal decisions
  • Clients feeling supported, confident, and clear post-acceptance
  • Contracts managed tightly, conditions met on time, and a high settlement conversion rate
  • Senior buyers agents freed up to focus on strategy, negotiation and high-level client relationships

Who This Role Is For

You’ll likely be an ex (or current) Commercial Property Manager who:

  • Understands commercial leases, outgoings, and tenant-landlord dynamics
  • Enjoys talking to agents and staying close to the market
  • Thinks in checklists, timelines, and risk management
  • Is calm, organised, and outcome-driven
  • Gets genuine satisfaction from delivering a result and running a clean process

Bonus points if you have:

  • Exposure to leasing deals, sales campaigns, or transaction coordination
  • Strong document discipline and CRM comfort
  • Confidence reading leases and identifying risk fast

This Role Is NOT For You If…

  • You want to “close” deals through negotiation or be commission-driven
  • You dislike phone work and relationship-building with agents
  • You prefer purely desk-based analysis with minimal stakeholder coordination
  • You’re not comfortable being accountable to timelines and outcomes
